How often should a commercial fire alarm be serviced?
BS 5839 recommends servicing by a competent person at least every six months for most systems, alongside the responsible person's weekly call-point test. We run the servicing schedule and keep the log.
How often do fire doors need inspecting?
In residential buildings over 11 metres, the Fire Safety (England) Regulations 2022 require quarterly checks of fire doors in communal areas and best-endeavour annual checks of flat entrance doors. In other commercial buildings, regular inspection is expected as part of the fire risk assessment. We run the programme and document every door.
Who is the 'responsible person' for fire safety?
Under the Regulatory Reform (Fire Safety) Order 2005, it's whoever has control of the premises — commonly the landlord or managing agent for communal areas. The duties can't be outsourced, but the delivery can: we run the testing, works and records that let the responsible person demonstrate compliance.
