Precise Facilities Management — where precision meets performance

Services / HVAC

Commercial HVAC maintenance

Heating, cooling and ventilation are where a building's comfort, energy bills and complaints all meet. Precise FM keeps commercial HVAC at design performance — serviced on schedule, tuned for the season, and repaired around the clock when something fails.

We look after plant for commercial landlords, property managers and managing agents across Bristol, the South West and London: one contact, one maintenance programme, one set of records that stands up to scrutiny.

01 / What's included

Boilers and heating plant

Planned servicing of commercial boilers, plant rooms and heating distribution — pressure, combustion and safety checks, with faults caught before the heating season exposes them.

Air conditioning and comfort cooling

Split, multi-split and VRF systems serviced and repaired — filters, refrigerant checks, condensate management and controls, keeping tenant spaces at temperature.

Air handling and ventilation

AHU servicing, belt and bearing checks, filter regimes and airflow verification, so ventilation actually delivers what the design assumed.

Seasonal optimisation

Winter readiness in autumn, cooling load checks in spring — set points, schedules and plant rotation reviewed so the building isn't paying to fight itself.

Replacement planning

Honest end-of-life advice with budget-ready options — planned replacement on your timetable instead of a distress purchase on a Friday afternoon.

Service records and F-Gas obligations tracked and reported, so your compliance file is always current.

Compliance

02 / How it runs

Mode / Planned

A PPM schedule built from your asset register and manufacturer requirements, with F-Gas obligations, service records and remedial recommendations logged against each asset.

Mode / Reactive

Loss of heating or cooling is a tenant-relations problem within hours. Log it once and it's owned — attended, made safe, fixed and reported back, 24/7.

03 / Common questions

How often should commercial HVAC be serviced?

Most commercial heating and cooling plant should be serviced at least annually, with many assets — AHU filters, cooling towers, critical plant — on quarterly or monthly regimes. We build the schedule from manufacturer requirements and how hard each asset actually works, rather than a one-size-fits-all calendar.

Do you handle F-Gas compliance?

Yes. Systems containing fluorinated refrigerants carry legal obligations — leak checks at set intervals, records kept for each circuit. We track those deadlines against your assets and keep the records audit-ready.

Can you take over an existing maintenance contract?

Yes. We start with an asset survey, pick up the service history where it exists, and rebuild the PPM schedule where it doesn't. Handover is our problem to manage, not yours.

Do you cover both planned servicing and breakdowns?

Both, under one contract — planned preventative maintenance on schedule, and 24/7 reactive response when something fails between visits.
